Investor to build a technology park in the north of Moscow

The right to reorganize the site of the Vagonoremont former industrial zone has been put out to tender Deadline to submit applications is January 26. The winning bidder can build industrial facilities there with a total area of more than 81,000 square meters.
“Office facilities, shops, pharmaceutical production facilities, cafes and restaurants can be built on the site. The investor will also be able to build a technology park. Its parameters will be determined after the territory planning project is designed. The total reorganization investment is estimated at almost nine billion rubles,” said Maxim Gaman, Moscow Government Minister, Head of the Municipal Property Department.
The area of the site put out to tender is 2.7 hectares. It is located in the north of Moscow near the Lianozovo MCD-1 station and Dmitrovskoye motorway. The tender will take place on February 7, the opening price of the lot is 9.53 million rubles.

The program of the comprehensive development of territories is aimed at reorganizing abandoned or inefficiently used lands of the city. It will create about 550,000 new jobs. The total investment will amount to 7 trillion rubles, and about 3 trillion rubles will go into the budget. Following the tendering process, land owners, city operators or an investor can reorganize the area.
Now the rights for the comprehensive development of inefficiently used territories at 12 Kuskovskaya Street and sections of the former Vagonoremont industrial zones, Altufyevskoye motorway and Krasny Stroitel are put out to tender.
When reorganizing, investors can build residential buildings, modern offices, sports facilities, cafes, restaurants, shops, a hotel, manufacturing facilities or a technology park there. We are currently receiving bids.
The first agreement on the comprehensive development of territories was signed in 2020 in order to transform the Oktyabrskoye Pole industrial zone. Ten agreements have now been concluded with investors covering reorganization of two sections of the Korovino former industrial zone, sections of the Kuntsevo, Altufevskoye motorway, Bratsevo, Teply Stan and Avtomotornaya former industrial zones, an abandoned construction site in Troparevo-Nikulino and an inefficiently used site in the Timiryazevsky district.
In addition, the Russian capital has appointed operators who will transform 15 sites of the Yuzhny Port, Zyuzino, Graivoronovo, Varshavskoye motorway, Severyanin, Kirpichnye Ulitsy, Western Water Station, Sviblovo, Kuntsevo, the Alabushevo industrial zone and inefficiently used territories in the districts of Khoroshevo-Mnevniki, Moskvorechye-Saburovo and Yuzhnoportovy former industrial zones.
